Common questions

Does Lothian Property carry out the repair work itself?
No. We take the enquiry, set out what the job involves and, with your permission, introduce you to independent local businesses who quote for it. The contract for the work is between you and the business you choose.
What does it cost a homeowner to ask?
Nothing. There is no charge to describe a job, to be introduced or to decline a quote. Where a job goes ahead, the approved business pays us a fixed introduction fee out of the agreed price — the homeowner pays the quoted price, not extra.
Who is responsible for a tenement roof or stair repair?
In most Edinburgh tenements the roof, stair and drains are common parts shared between the flats, so the cost is apportioned under the title deeds or the Tenement (Scotland) Act 2004. Establish that before instructing anyone, because a single owner paying for common work rarely recovers it easily.
Can you keep a record of work done to my property?
Yes. Photographs, prices, dates, invoices and certificates stay on your private property record, which is useful evidence for a buyer's solicitor or a letting compliance file later on.
