How a report is produced

  1. Step 1

    Your property record

    Everything already logged against the property — completed jobs, contractor notes, dated photographs, materials used and any recurring problem — is gathered into one place.

  2. Step 2

    A drafted summary

    We draft a plain-English summary of that record: what has been done, what is holding up, what is due, and what a surveyor or buyer is likely to raise. The draft is built only from what is on file — it never invents findings.

  3. Step 3

    Human review and sign-off

    A person reads the draft against the record, corrects it, adds what the file cannot know, and signs it. Nothing reaches you unreviewed.

  4. Step 4

    Your copy

    You get the finished report against the property in your account, with the evidence attached. It stays private to you and to anyone you choose to share it with.

Common questions

Is this a survey or a Home Report?
No. A Home Report in Scotland must be produced by a chartered surveyor, and a building survey is a different professional instruction again. A condition report is our own written record of what has been done to your property and what is coming up. If you need a Home Report or a structural opinion, we will tell you and point you to the right professional.
Is the report written by a computer?
The first draft is assembled from your property record with software help, but it is only ever drawn from information already on file, and a person reviews, corrects and signs every report before it is released. An unsigned draft is never shown to you.
What if my property has no history with you yet?
Then the report is short and says so. It records the condition information we do hold and lists what would need to be inspected to say more. It will never fill gaps with guesses.
Can I show the report to a buyer, a solicitor or a lender?
You can share it with whoever you like — it is your record of your property. It is not a substitute for a Home Report, a survey or a compliance certificate, and it should be presented as what it is: a maintenance history and condition summary.
What does it cost?
There is no charge for the condition report on a property we already look after. Any inspection or remedial work it recommends is quoted separately, in writing, by the independent business that would carry it out.
