- What happens to a property between tenancies?
- The turnaround usually runs clearance, deep clean, repairs and decoration, safety checks and certificates, then inventory and photography before it is remarketed. Doing them in that order avoids repeating work.
- Who can legally remove contents from an empty property?
- Waste has to go through a registered waste carrier. Where items may still belong to a former tenant or a deceased owner's estate, they must not be disposed of until the legal position is confirmed.
- Does an empty property cost more in council tax in Scotland?
- It can. Councils have discretion to charge an increased rate on long-term empty homes, so check the position with the relevant local authority early in a void period.
