Where does the data in these market reports come from?
Published sale records and registered transaction data for the area concerned, aggregated by period. Where a period has too few sales for a figure to mean anything, the report withholds it rather than publishing a misleading average.
How often are the area market reports updated?
Monthly, as each period's registered data becomes available. Each report shows the period it covers, so you always know how current the figure is.
Can I use a market report to price my own property?
It is useful context, not a valuation. An average or median for an area cannot account for your floor level, condition, outlook or common repair position — that requires a surveyor.
