How booking works

    Pick the work from the list below, give us the postcode and a sentence about what is happening. A photograph helps but is not needed.

    We check the detail with you

    Someone reads it the same working day and comes back with any questions — access, stair, tenant, timing — so the price you get is accurate rather than a placeholder.

  3. Step 3

    You get a written quote from a named business

    We approach independent trades covering your postcode. You see who they are, what the price covers and what is excluded, before you decide anything.

  4. Step 4

    You approve the price, then it is booked

    Nothing is scheduled and nobody attends until you have approved a price yourself. You are free to say no and use someone else.

  5. Step 5

    The work is recorded against your property

    Photographs, invoices and certificates stay on your property record, ready for the day you re-let or sell.

Repairs and upkeep on a home you live in

    Cords renewed, beads eased, weights rebalanced and draught-proofing fitted so the window opens properly and stops rattling.

Landlord care

Keeping a let property safe, legal and tenanted

Certificates, safety checks and mid-tenancy repairs for private landlords and HMO owners, arranged around tenant access and the Repairing Standard.

  • Landlord gas safety record (CP12)

    The annual gas safety check every Scottish landlord must hold, with the certificate filed against the property.

Void clearance

Emptying and resetting a property between occupants

House clearances after an executry, end-of-tenancy resets and deep cleans — done in one visit wherever possible, with photographs of the finished property.

    A property emptied completely — furniture, white goods and personal effects — with everything removed by a licensed waste carrier.

Work that pays for itself before the Home Report

The short list of jobs that move a Home Report category, lift photographs and stop a buyer negotiating: repairs flagged as Category 2 or 3, decoration, gardens and presentation.

Common questions about prices and booking

Are these prices fixed?
No. They are indicative bands based on what independent trades in Edinburgh and the Lothians have quoted for comparable work. Your own price comes as a written quote from a named business once someone has understood the job, and you approve it before anything is booked.
Do I pay Lothian Property or the tradesperson?
You are quoted by, and deal with, the independent business carrying out the work. Lothian Property is not an estate agency or a building contractor — we introduce you to trades and keep the record of what has been done.
How quickly can work start?
Emergencies such as a burst pipe or a roof leak are handled the same day where a trade is free. Standard maintenance is usually booked within one to three weeks; larger works such as repointing depend on access and scaffolding.
Which areas do you cover?
Edinburgh and the surrounding Lothians — including Leith, Musselburgh, Dalkeith, Livingston, Bathgate and North Berwick. Glasgow work is covered through our extended network rather than our core Edinburgh trades.
Can you work around a tenant?
Yes. For let properties we contact the tenant directly to arrange access, give the notice the tenancy requires, and photograph the finished work so you can see it without attending.
