- What condition must a rented Scottish property be kept in?
- It has to meet the Repairing Standard throughout the tenancy, which covers wind and water tightness, installations for water, gas and electricity, heating, safe fittings, fire and carbon monoxide detection and an EICR within the required cycle.
- How quickly does a landlord have to respond to a repair report?
- There is no single statutory clock for every repair, but the Repairing Standard requires the property to be maintained, and a tenant can apply to the First-tier Tribunal where a landlord fails to act on a reported defect within a reasonable time.
- Which safety checks recur every year in a Scottish let?
- The gas safety check is annual where there is a gas supply. The EICR and PAT testing run on their own cycles, and alarms should be tested regularly and recorded.
