Three things made plain: what a homeowner pays to use Lothian Property Care (nothing), the indicative price band for every job we arrange, and what each approved contractor keeps once our introduction fee is taken off.
The introduction fee
For the homeowner
Free
No call-out charge, no membership, no obligation. You are quoted by, and deal with, the independent business that carries out the work. You pay them directly, and only if you approve their price.
For the approved contractor
12% of the job value
A single fixed introduction fee on work sent through the network, agreed with each business before any work starts. No pay-per-lead, no bidding war, no monthly subscription. The homeowner is never charged and the fee is never added to the price they see.
Lothian Property is not an estate agency or a building contractor. We introduce homeowners to independent trades and keep the record of what has been done to the property. The work itself is always carried out, priced and invoiced by the independent business you approve.

Indicative bands based on what independent trades in Edinburgh and the Lothians have quoted for comparable work. Your own price comes as a written quote from a named business, and nothing is booked until you approve it.

What each approved contractor keeps
The contractor keeps the agreed job value minus our introduction fee. At the standard 12% fee, a tradesperson keeps 88% of every job they complete. The table below shows what that means in real money at typical job values.

No lead fees
You are sent jobs that suit your trade, not charged for contacts. No pay-per-lead, no bidding against other trades for the same job.
You set the price
You see the job and put your own written price against it. The homeowner decides whether to go ahead — your margin stays yours.
Agreed up front
Your percentage is agreed and recorded before you are sent any work. It can sit between 0% and 50%; the standard network rate is 12%.

- Nothing. The introduction is free, there is no call-out charge and no obligation to use anyone we introduce. You are quoted by, and deal with, the independent business that carries out the work — you pay them, not us, and only if you approve their price.
- How does Lothian Property make money from Care work?
- Approved trades pay us a fixed introduction fee on work they are sent through the network. The default is 12% of the agreed job value, agreed with each contractor before any work starts. It is never charged to the homeowner and never added to the price you see.
- Are the job prices on this page what I will actually pay?

- Can a contractor negotiate a different fee?
- Yes. The percentage is agreed with each business before they are sent any work, and it is recorded against their profile. It can be set anywhere from 0% to 50%, but the standard network rate is 12%.
