Why Is My Flat Not Selling in Edinburgh?
Flats stall for the same four reasons houses do, plus a set of issues unique to shared buildings: outstanding common repairs, factoring arrears, the condition of the common stair, restrictions on lending, and competition from near-identical flats in the same block or street.
The building matters as much as the flat
Buyers and their lenders look past the front door. A scaffolded elevation, a notice of potential liability for costs, or a Home Report entry about the roof or stonework will slow a sale even where the flat itself is immaculate.
Get the position on common repairs documented early rather than letting it emerge during conveyancing.
- Outstanding or proposed common repairs and their apportioned cost
- Factoring arrangements, arrears and the written statement of services
- Condition of the common stair, entry system and back green
- Any notice of potential liability registered against the property
You are competing with the identical flat upstairs
In a tenement street, buyers can often choose between several similar flats. Where yours is priced level with a better-presented equivalent, it becomes the comparison that makes the other one look good.
Differentiate on presentation and evidence, or move decisively on the asking strategy.
Lending and buyer pool restrictions
Some flats carry features that narrow the buyer pool: unusual construction, a commercial unit below, a very small floor area, or a category 3 in the Home Report. These do not prevent a sale, but they change who can buy and how the property should be priced and marketed.
Presentation in a small space
Flats photograph badly when cluttered and are frequently shot in poor light. Reshooting after decluttering, with the hall and stair included, is the cheapest fix available.
Common questions
- Do I have to disclose a proposed common repair?
- Anything known should be disclosed to your solicitor, who will deal with it in the contractual paperwork. Concealing it tends to cost the sale later rather than save it now.
- Will a category 3 in the Home Report stop the sale?
- No, but it changes who buys and at what figure. Buyers price in the repair, often more heavily than the actual cost, so a quote can be worth obtaining.
- Should I sell the flat quickly instead?
- Only after the marketing has genuinely been tried. A quicker or more certain sale can involve accepting a lower price than might potentially be achieved through full open-market marketing.
