The short answer

There are three realistic fast routes in Scotland: pricing sharply on the open market, selling at auction, or selling to a cash buyer. Each trades price for certainty, and cash-buyer offers are normally well below open-market value. Before choosing, compare the net figure and the realistic timescale of each, because a well-priced open-market sale is often faster than people expect.

Speed and price pull against each other. The honest question is not 'who is fastest' but 'what is the net figure at the date I actually need'.

Cash-buying companies are a legitimate part of the market, but the discount is real. Any offer should be compared with a realistic open-market figure less the extra weeks it would take.

    Sometimes the deadline is more movable than the price. Worth testing before accepting a discount.

What should I do first?

  1. Write down the date you genuinely need to complete by.
  2. Get a realistic open-market value and expected time on market.
  3. Obtain the redemption figure for any secured lending.
  4. Ask any fast buyer for a written offer with every deduction listed.
  5. Compare net proceeds and dates for each route side by side.
  6. Have a solicitor review anything before you sign it.
  7. Choose the route that meets the date at the best net figure.
