Problem solving
When an Edinburgh Sale Stalls
Stalled sales come from four places: the asking strategy, the presentation, the level of exposure, or something specific to the property such as condition, title or an outstanding common repair. Start with the page that matches what you are actually seeing.
Lothian Property is a property information and professional-introduction service operated by Maybury Scotland Limited. Lothian Property is not an estate agency. Where requested, we may connect homeowners with independent estate agents and other property professionals. How we work.
Start with what the numbers are telling you
Before changing anything, get the viewing and enquiry figures in writing from whoever is marketing the property. The pattern of interest identifies the cause far more reliably than opinion does.
- No views and no viewings — price band or exposure
- Views but no viewings — photography, floor plan or headline figure
- Viewings but no offers — condition, layout or price versus what buyers see
- Offer agreed then lost — survey, title or common repair
Pages in this section
Each page below deals with one situation in detail, with the specific checks that apply in Scotland.
- Why is my house not selling in Edinburgh?
- Why is my flat not selling in Edinburgh?
What we can do about it
We are not an estate agency and we will not take over your marketing. We read the evidence with you, tell you plainly which of the four problems you have, and where it helps we can introduce you to regulated professionals who handle that kind of situation.
Common questions
- Is it worth withdrawing and relaunching?
- Only where the presentation or price is genuinely changing. A relaunch with the same photographs at the same figure produces the same result.
- Does changing agent fix a stalled sale?
- It fixes a marketing problem. It does not fix a pricing problem. Check your agency agreement for notice periods and tie-ins before deciding.
