Speed and certainty

Quick Property Sale Options in Edinburgh

There are three realistic routes to a quicker sale in Edinburgh: price a conventional sale to move, sell at auction, or sell to a cash buyer. Each trades price for speed to a different degree. A quicker or more certain sale can involve accepting a lower price than might potentially be achieved through full open-market marketing.

Route one — price a conventional sale to sell

The most underrated fast route is an ordinary open-market sale priced deliberately to attract immediate interest. In a competitive Edinburgh street this can produce an accepted offer quickly while still exposing the property to every buyer in the market.

It is the route that protects price best, because you are still selling to the open market rather than to a single buyer.

Route two — auction

Auction gives a fixed date and, once the hammer falls, a committed buyer. It suits properties that are difficult to mortgage, that need significant work, or where certainty of a date matters more than maximising the figure.

Fees and the reserve level need careful attention, and the result is genuinely uncertain until the day.

Route three — sale to a cash buyer

A cash buyer can complete on a short timescale without a mortgage or a chain. The offer is normally below what full open-market marketing might achieve, because speed and certainty are what you are buying.

Lothian Property does not buy property and makes no offer of its own. Where it suits your circumstances we may introduce you to an independent buyer able to proceed quickly, and any offer and timescale is a matter between you and them.

Questions to ask before you accept any fast offer

The difference between a good quick sale and a bad one is almost entirely in the questions asked at the start.

  • Is the offer subject to survey, and can it be reduced later?
  • Where are the funds and can the buyer evidence them?
  • Who pays the legal fees, and are there any fees to you at all?
  • What is the proposed date of entry and what happens if it slips?
  • How does the offer compare with the Home Report valuation?
  • Have I taken independent legal advice from my own solicitor?

When a quick sale is the wrong answer

If the property simply has not been marketed well — weak photography, no floor plan, an asking strategy buyers do not believe — the problem is the marketing, not the market. Fixing that usually beats discounting.

Our page on a house not selling in Edinburgh sets out how to tell the difference.

Common questions

How quickly can a property sale complete in Scotland?
With a cash buyer and both solicitors ready, missives can conclude quickly and a short date of entry can be agreed. The realistic constraint is usually the legal work and any outstanding title or repair issues rather than the buyer.
Will I get less money for a quick sale?
Usually, yes. A quicker or more certain sale can involve accepting a lower price than might potentially be achieved through full open-market marketing. That trade-off should be quantified before you commit.
Does Lothian Property buy properties?
No. We do not buy property and we never make an offer of our own. Where you ask us to, we may introduce you to an independent buyer or professional, and any offer comes from them.
Should I take legal advice before accepting a cash offer?
Yes. Always instruct your own Scottish solicitor and take their advice on the offer, the missives and the date of entry before accepting anything.
