How Much Over the Home Report Do Edinburgh Homes Sell For?
There is no single premium. The gap between the Home Report valuation and the selling price varies by area, property type, price bracket and month, and we will not quote a percentage we cannot source. Published market reports track this measure, and we cite them rather than estimating.

Why we refuse to give you a single number
A percentage lifted from a headline and applied to your property is how sellers end up disappointed. The premium achieved on a two-bedroom Leith flat in a competitive month has no bearing on a four-bedroom Barnton house in a quiet one.
Where we publish a figure anywhere on this site, it carries its source, the exact geography it covers, the period it describes and the date we last checked it.
What actually drives the premium
These are the factors that move the gap up or down for a specific property.
- Depth of demand in that area and price bracket
- Whether the property is one of several similar ones available
- Condition, and whether the Home Report flags category 3 items
- How far below the valuation the asking figure was set
- Whether a closing date was set and how many parties noted interest
- The time of year and the wider lending environment
Where to look for real figures
Our monthly market reports publish what we can verify for individual areas, each with its source. Where we hold nothing confirmed for a month, we publish nothing rather than model it.
The funding trap buyers hit
Lenders lend against the Home Report valuation, not the price agreed. Any premium above the valuation has to come from the buyer's own funds, which caps what many buyers can bid regardless of enthusiasm.

- Should I price below the Home Report valuation to attract interest?

- Can a buyer borrow the amount above the valuation?
- Generally not. Lenders base the loan on the Home Report valuation, so the excess is funded from the buyer's deposit.
