Our Data and Methodology

Our market information is built from public sources — principally Registers of Scotland for completed sale prices and ESPC for Edinburgh market activity — presented at named area level with the period and last-checked date attached. We do not model or estimate figures we cannot attribute.

Lothian Property is an independent property information and introduction service. We are not an estate agency.

Sources

Registers of Scotland records completed sale prices for Scottish property and publishes house price statistics from that record. ESPC reports on market activity across Edinburgh, the Lothians, Fife and the Borders.

Legal process information follows Scottish Government guidance and Law Society of Scotland material. Tax information follows Revenue Scotland.

How we define an area

Neighbourhood names in Edinburgh do not map cleanly onto postcode districts, and different sources draw the boundaries differently. Wherever we present an area figure we state the geography the source used rather than implying a precision that is not there.

Where an area is small enough that a single quarter's sales would distort the picture, we say so rather than publishing a volatile number.

Limitations we state openly

Sale price records lag completion. Reported averages mix property types unless stated. Small samples move sharply. None of this data describes any individual property, and none of it substitutes for a chartered surveyor's valuation.

Update cycle

Area and market report pages are refreshed when the underlying sources publish. Every figure carries the date we last checked it against the source, and previous monthly reports remain published rather than being overwritten.
