How We Make Money
Lothian Property is a property information and professional-introduction service, not an estate agency. We do not charge homeowners. Where you ask us to introduce you to an estate agent, property professional or property buyer, we may receive a fee from them. That fee is never paid by you and does not change the price you are offered.
What we are, and what we are not
We publish independent information about selling property in Edinburgh and the Lothians, and we introduce homeowners to independent professionals when they ask us to.
We are not an estate agency. We do not market property, we do not carry out valuations, we do not conduct viewings, we do not act in the transaction and we never buy property ourselves.
Where the money comes from
Our income comes from professionals — estate agents, solicitors, surveyors and property buyers — who pay a fee when we introduce a homeowner who has asked to be introduced.
Homeowners pay us nothing at any stage, and there is no obligation attached to using anything on this site.

Why we say so on every page
A comparison written by someone with an undisclosed financial interest is worth nothing. Publishing the commercial model in plain terms is the only way the rest of the site can be read honestly.

What it does not buy
Paying us does not buy favourable editorial coverage. Professionals are introduced on the basis of coverage of your area, relevant property-type experience and their standing, not on what they pay.
Where a partner does not meet those criteria for your property, we say so rather than making the introduction anyway.
Your control over introductions
Nothing about your property or your contact details is shared with anyone until you give clear, specific permission. You can see who we propose to introduce you to before it happens, and you can withdraw permission at any time through the privacy centre.

- No. Our service is free to homeowners at every stage, and there is no obligation to accept an introduction.
- Does the referral fee increase what I pay an agent?
- The fee is a commercial arrangement between us and the professional. It does not change the price a buyer offers you, and you should always confirm an agent's own fees directly with them in writing.
