A kitchen installation is a small construction project with four trades in it: joiner, electrician, plumber and often a gas engineer and tiler. The fitter's real job is sequencing them so the worktop template happens after the units are level and before the sink is plumbed.

Costs divide roughly into units, worktop, appliances and labour, and the fourth is the one people forget. Removal, disposal, floor levelling and making good frequently add a third to a supply-only quote.

Edinburgh flats rarely offer a rectangular kitchen. Chimney breasts, boxed soil stacks, unlevel floors, and walls that are 40mm out over three metres all mean scribing, packing and bespoke filler pieces. Flat-pack costing assumes none of that.

Access is the other local tax: carrying units up four flights of a tenement stair, with no lift and a shared close to protect, is real time and should be in the quote rather than discovered on delivery day.

Tenements and common repairs

Moving a kitchen waste or a gas run in a flat may involve the common soil stack or a shared riser, and drilling a new waste through a rear elevation affects common stonework. Both need the other owners' agreement and possibly the factor's.

Noise hours matter more here than in a house. Agree a start time, protect the stair, and let the neighbours know the week the tile cutter arrives.

Clarify this before signing. Some fitters subcontract to Gas Safe and SELECT registered trades and hold the certificates; others expect you to arrange them, which affects both price and who certifies the work.
How long does a kitchen installation usually take?
A straightforward replacement is commonly one to two weeks on site; moving services, replastering, flooring and re-wiring extend that. Delivery of units before start is the usual cause of delay.
Does a new kitchen need building standards approval in Scotland?
Replacing units generally does not, but structural changes, new drainage runs, new circuits and ventilation changes can. Removing a wall between kitchen and living room almost always needs a warrant.
