Gas engineers in Edinburgh and the Lothians
Boilers, gas fires, heating systems and safety certificates.
Gas work is the one trade where registration is a legal requirement, not a badge. Every engineer working on a gas appliance in the UK must be on the Gas Safe Register, and every card carries a photograph, a licence number and the specific appliance categories that engineer is qualified for.
The bulk of the work is boiler servicing, breakdown repair, boiler replacement and gas safety certificates for landlords. Owners selling a property are increasingly asked by buyers for a recent service record, even though it is not a legal requirement for a sale.
When Edinburgh owners call gas engineers
- The boiler is losing pressure, locking out, or over ten years old before a sale.
- You are a landlord and need an annual Landlord Gas Safety Record.
- You smell gas or a carbon monoxide alarm has sounded — call the emergency line first on 0800 111 999.
- A gas fire or back boiler needs capping and certifying as removed.
Local context: Edinburgh and the Lothians
Most Edinburgh flats run a combi boiler in a kitchen or hall cupboard, flued out through a stone wall. Core-drilling sandstone for a new flue position is a job in itself, and in a conservation area or on a principal elevation the flue position can be constrained.
Older tenements sometimes retain shared flues and back boilers, and a small number of properties still have decommissioned gas fires with live supplies behind them. Both should be identified and dealt with before marketing a property, because a buyer's surveyor will pick them up.
What this work typically costs
Published ranges are market context gathered from local jobs, not a quotation. We do not price work, arrange it or take a cut of it — always get your own written quotes.
| Job | Typical range | What moves the price |
|---|---|---|
| Annual boiler service | £75-£130 | Cheaper on a service plan; a full strip-down costs more than a check. |
| Landlord Gas Safety Record (one appliance) | £65-£110 | Additional appliances typically £15-£25 each. |
| Breakdown diagnostic call-out | £80-£150 | Parts extra; some firms deduct the call-out if you proceed with the repair. |
| Combi boiler replacement, like for like | £1,900-£3,400 | Brand, warranty length, filter and flue alterations. |
| Cap and certify a redundant gas fire | £90-£200 | More if the supply has to be traced back through a shared riser. |
Tenements and common repairs
Flue termination in a tenement can affect a neighbour: a flue that discharges into a shared drying green, a light well or under a neighbour's window has to satisfy clearance distances, and complaints about plume are common. A competent engineer checks the distances before quoting, not after installing.
Where a gas riser serves several flats, isolating your supply for work may affect others. Give notice, and never let anyone remove or bypass a meter without the supplier's involvement.
What to check before you instruct
- Gas Safe registration number — check it on the Gas Safe Register
- Insurance
- Manufacturer accreditation for warranty work
- Check the Gas Safe Register
- Search the engineer's number at gassaferegister.co.uk and confirm the appliance categories match the work. This takes thirty seconds and is the single most important check on this page.
- Insurance
- Public liability, plus product liability if they are supplying the appliance.
- Manufacturer accreditation
- Some warranties (7-10 years) are only valid if installed by an accredited installer. Confirm before you choose the boiler.
- Benchmark commissioning
- A new boiler should be handed over with the Benchmark checklist completed and the warranty registered.

Questions to ask before you instruct
- What is your Gas Safe number and which categories are you carded for?
- Is the warranty conditional on annual servicing by an accredited engineer?
- Is a magnetic filter and system flush included?
- Will the flue position comply with clearance from neighbouring windows?
- Do you register the appliance with the manufacturer and notify Gas Safe?
- What is the total price including making good the flue penetration?

Gas engineers: common questions
- How do I check a gas engineer is Gas Safe registered?
- Ask for the seven-digit Gas Safe licence card number and check it on the Gas Safe Register website or by phone. The card also shows which specific work — boilers, cookers, fires — that engineer is qualified for.
- Is a gas safety certificate needed to sell a house in Scotland?
- No. A landlord gas safety record is required for rented property, but a sale does not require one. Buyers do sometimes ask to see recent boiler servicing records, which is a separate document.
- How often should a boiler be serviced in a Scottish home?
- Annually is the near-universal manufacturer condition for keeping a warranty valid, and most warranties are void without a dated service record. Heating systems in hard-water areas outside Edinburgh may need more attention to the heat exchanger.
