How Much Does a Home Report Cost?
Home Report fees are set by individual chartered surveyors and are not fixed by law, so the only reliable figure is a written quote for your property. Cost is driven mainly by the property's size and value, its location, and how quickly you need the report.

What the price depends on
Surveyors quote per property rather than from a national tariff. We do not publish an average figure because any number we invented would be out of date and misleading.
- Property value and size — the main driver in most quotes
- Property type — flats are usually quoted differently from detached houses
- Location and travel time for the surveyor
- Turnaround — expedited reports typically cost more
- Whether VAT is included in the figure quoted
Comparing quotes properly
Ask each firm for the total including VAT, the lead time to the inspection, the lead time to the report itself, and the cost of any refresh or transfer to a buyer's lender later.
Who must be qualified to do it
The single survey and valuation must be carried out by a chartered surveyor registered to produce Home Reports. Check registration before instructing.
Where it sits in your overall selling costs

Common questions
- Can you tell me the average Home Report price?
- We do not publish one. Fees vary by surveyor, property and turnaround, and an invented average would mislead you. Get two or three written quotes.
- Is the Home Report refundable if I do not sell?
- No. It is paid for on instruction, whatever the outcome of the marketing.
- Does the buyer pay anything toward it?
- The seller pays. Some lenders charge the buyer a fee to have the report transferred or readdressed to them.
