Estate Agent Fees in Edinburgh
Edinburgh estate agency fees are usually charged either as a percentage of the sale price plus VAT, or as a fixed fee. What matters as much as the headline rate is what the fee includes — photography, floor plans, ESPC and portal advertising, and viewings are sometimes charged separately.
The two fee structures
A percentage fee rises with the sale price, which aligns the agent's interest with yours but costs more on a strong result. A fixed fee is predictable and often cheaper on higher-value properties, but removes that alignment.
Both are normally quoted excluding VAT. Always confirm the VAT-inclusive figure before comparing.

Photography and floor plans, ESPC listing and window display, national portal advertising, brochure production, accompanied viewings, and a withdrawal fee if you take the property off the market.

Sole agency, multiple agency and the tie-in
Sole agency is the usual arrangement and attracts the lowest rate. Multiple agency costs more. Check the tie-in period and the notice period before signing — a long tie-in with an underperforming agent is expensive in lost time as well as money.

- Rates vary between firms and by property value, and headline percentages are frequently quoted excluding VAT. Get written quotes from two or three agents active in your postcode and compare the total inclusive cost rather than the rate.
- Are estate agent fees negotiable?
- Often, yes — particularly the rate and the treatment of add-on costs such as photography and portal advertising.
- Do I pay if the property does not sell?
- That depends on the agreement. Many agencies work on a no sale, no fee basis for the commission but still charge for upfront items such as the Home Report or advertising, and some charge a withdrawal fee.
- Do I need a solicitor as well as an estate agent?
- Yes. In Scotland the solicitor handles missives and conveyancing, and offers are made to them, not to you. Some Scottish firms act as both solicitor and estate agent.
