Small works

Blocked sinks and slow drains

Where the blockage is decides who pays

The short answer

A slow single sink is nearly always a blocked trap or branch waste and clears in under an hour. When several fittings back up at once, the blockage is further down the stack or in the shared drain, which is a different job and, in a tenement, often a shared cost.

What the work involves

Removing and clearing the trap, rodding or plunging the branch waste, checking the fall of the pipework, and re-sealing the joints so the repair does not leak into the cupboard.

Rules and responsibilities in Scotland

Private drains serving one property are the owner's responsibility; a common drain serving a tenement is usually a shared repair under the title deeds or the Tenements (Scotland) Act default rules.

What commonly goes wrong

Repeated use of caustic drain chemicals, which damage older pipework and make the eventual hand-clearance unpleasant and more expensive.

What it usually costs

Indicative ranges only, to help you judge a quote. They are not an estimate for your property — only the business doing the work can give you that.

  • A single trap clearance is a short visit.
  • Drain jetting or a camera survey is a specialist call-out and costs several times more.
  • Shared-drain work is normally split between the flats under the deeds.

What to do, in order

  1. 1Check whether one fitting or several are affected.
  2. 2Clear the trap by hand first, with a bucket under it.
  3. 3If several fittings back up, stop and get the stack checked.
  4. 4Ask for photographs or camera footage of what was found.
  5. 5Keep the report if the drain is shared.

Local detail for the Lothians

  • Edinburgh tenement back courts often have shared gullies that silt up and flood at the base of the stack.
  • Cast-iron waste stacks in older stone properties corrode internally and catch debris.
  • Scottish Water is responsible for the public sewer, not the private drain up to the boundary.

When you need a professional

Recurrent blockages, smells inside the property, or backing up at ground level need a drainage specialist with a camera, not another plunger.

Common questions

Who pays for a blocked shared drain in a tenement?
Normally the owners share it in the proportions set out in the title deeds, or equally under the statutory default where the deeds are silent.
Why does the kitchen sink smell?
Usually a dry or displaced trap, or a build-up of fat in the branch waste. Both are small jobs.
