What do estate agents charge in Scotland?
Fees in Scotland are typically a percentage of the sale price, a fixed fee, or a solicitor-estate agent package that combines marketing with the conveyancing. Rates are not standardised and vary by firm and area, so the only reliable answer comes from written quotes for your own property.
What to get in writing
Ask whether the fee is percentage or fixed, whether VAT is included, and exactly what is covered. Photography, floor plans, portal listings, brochures, boards and the Home Report are sometimes bundled and sometimes billed separately.
Ask what happens if you withdraw, how long the contract ties you in, and whether any fee is payable if the property does not sell. Compare total cost, not headline rate.
Solicitor estate agents
In Scotland many firms handle both the marketing and the conveyancing. That can simplify the process and can be cheaper overall, but the marketing capability still has to be judged on its own merits.
Lothian Property is not an estate agency and takes no instruction to sell. We can introduce you to independent local professionals so you can compare on evidence rather than on advertising.
Common questions
- Is a percentage fee or a fixed fee better?
- A percentage aligns the agent's interest with a higher price; a fixed fee gives certainty. Which is better depends on the property, the price bracket and how much competition is likely.
