What a faster sale actually means in East Lothian
North Berwick, Gullane, Aberlady and Dirleton sell to a determined, often cash-funded buyer pool, and even in a quiet period a good coastal property finds a purchaser. Accepting a discounted offer in those towns rarely makes financial sense unless there is a genuine deadline behind it.
Inland and in the former mining communities — Tranent, Prestonpans, Ormiston, Macmerry — the picture is different. Values are lower, the buyer pool is more mortgage-dependent, and properties in poor condition can be slow. That is where the introduction to a cash buyer does real work.
Second homes and holiday lets along the coast form their own small market. Owners exiting for tax or regulatory reasons often want a clean, dated exit rather than a marketing campaign, and an investor buyer already active in the area can provide that.
The two routes, side by side
Coastal East Lothian regularly attracts competitive bidding and a marketed sale is normally the stronger route. Inland stock in need of work is where speed can be worth paying for.

Before you accept any quick-sale offer
- 1.Get the open-market position first. You cannot judge a quick-sale offer without knowing what a normal sale would realistically achieve and how long it would take.
- 2.Use your own Scottish solicitor, not one chosen by the buyer. In Scotland you are not committed until missives are concluded, and your solicitor's job is to protect that position.
- 3.Treat any figure given before a viewing as an opening position. Offers that drop late in the process are the single most common complaint about this part of the market.
- 4.Ask what happens if the buyer withdraws, and whether any fee, lock-out agreement or option is involved. Never sign an exclusivity agreement without advice.
- 5.Be wary of pressure. A deadline that exists only because someone told you it does is a sales tactic, not a market condition.

Should I take a quick-sale offer on a North Berwick property?
Very rarely, on price alone. Demand along this coast is strong enough that an open-market sale usually achieves considerably more. If there is a deadline behind the question, tell us what it is and we will work to it.
How quickly can a sale actually complete in East Lothian?
Timescales depend on the buyer's funds and your solicitor's checks on title, not on any promise made at enquiry stage. A cash purchase removes the mortgage condition, which is normally the slowest part, but missives are still concluded by solicitors and nobody can guarantee a date in advance.
