The short answer
A workable timeline is about six weeks: choose a solicitor estate agent and start the paperwork hunt in week one, complete repairs and decoration in weeks two to four, deep clean and declutter in week five, and instruct the Home Report and photography at the end so both reflect the finished property. Instructing the Home Report too early is the most common sequencing mistake.
