The short answer
Buyers ask three things about heating: how old the system is, when it was last serviced, and what it costs to run. A recent service record answers two of them for a modest cost and prevents the assumption that an unserviced boiler is at the end of its life. Replacing a working older boiler purely to sell rarely returns its cost.
