Most pre-sale spending is wasted. The work that pays is cheap, visible and aimed squarely at removing doubt from a buyer's mind.

Fix what the survey will find

Damp staining, a dripping overflow, a cracked pane, a boiler with no recent service: each is minor on its own and each becomes a negotiating point once it appears in the Home Report.

This is the highest-return spending available to a seller, because you are buying back a discount the buyer would otherwise apply.

Remove about a third of your furniture

Edinburgh's period proportions are the product. Every extra piece of furniture hides them. Clear the room, not just the surfaces.

Storage rented for a couple of months costs less than the price reduction that follows a property looking smaller than it is.

Get the light right

Clean the windows inside and out, fold shutters fully back, replace dim or mismatched bulbs, and photograph on a bright day.

If a room is genuinely dark, address it with lighting and paint rather than pretending in the photography — buyers notice at the viewing and lose trust.

What not to do

Do not replace a functional kitchen or bathroom immediately before selling. You rarely recover the cost, and you narrow your appeal to buyers who share your taste.

Do not carry out major alterations without consent. Unconsented work creates legal friction that costs you far more at missives stage than it ever added.
