Understanding the Edinburgh property market
Edinburgh is not one market. It is a set of small, distinct markets that behave differently, and city-wide averages will mislead you about your own sale.
Area beats average
A New Town drawing-room flat, a Corstorphine semi and a Leith warehouse conversion answer to different buyers with different budgets and different priorities. A headline city figure tells you nothing useful about any of them.
Ask instead: how many properties like mine sold in the last six months on comparable streets, and what did they achieve relative to their Home Report figure?
Seasonality
Buyer registration traditionally rises in spring and again in early autumn. Winter brings fewer buyers but also less competing supply, which can favour distinctive properties.
The right launch date depends more on your property — its light, its garden, its outlook — than on the calendar.
What moves prices
Condition, light, outlook, floor level, garden and parking, roughly in that order for most Edinburgh stock. Square footage matters, but far less than sellers expect.
Supply in the immediate area matters too. Three similar flats launching on the same street in the same fortnight will each achieve less than one would alone.
Reading the data honestly

- Should I wait for prices to rise?
- If you are buying on in the same market, waiting rarely helps — the property you buy moves with the one you sell. Timing matters most when you are leaving the market entirely.
