The cost of selling a house in Edinburgh

Selling costs in Scotland are predictable, but they are not all quoted up front. Here is what to budget for, and which figures you should always ask to see in writing.

Home Report

A one-off cost paid before marketing, varying with the size and value of the property. Get a quote for your specific home rather than relying on a headline figure.

Estate agency fees

Usually a percentage of the sale price plus VAT, sometimes with a fixed marketing charge. Ask what is included: photography, floor plan, brochure, portal listings, ESPC, accompanied viewings.

Compare the total cost of the whole package rather than the headline percentage. The cheapest fee is not cheap if the marketing costs you a stronger offer.

Solicitor's fees

Conveyancing fees plus outlays for registration and searches. Many Edinburgh firms combine legal and agency services, which can simplify matters, though it is worth understanding what you are paying for in each.

Costs people forget

Mortgage redemption or early repayment charges, factor account settlement, any outstanding common repair contributions, removals, and — if you are buying on — LBTT on the purchase.

Common questions

Do sellers pay LBTT?
No. Land and Buildings Transaction Tax is paid by the buyer. Sellers only encounter it on an onward purchase.
Are agency fees negotiable?
Often, yes. What matters more is what the fee buys — get the full marketing package in writing before comparing.
When are the fees paid?
The Home Report is paid up front. Agency and legal fees are normally settled from the sale proceeds at settlement.
