Cash house buyers in East Lothian

Independent cash buyers active in East Lothian, and a straight answer on what a cash offer really costs you against a normal sale. Lothian Property introduces; it never buys.

Important

A quick sale is not the same as an open-market sale. Lothian Property does not buy properties and makes no offer of its own. Where it suits your circumstances we may introduce you to an independent buyer able to proceed quickly. An offer from that buyer is normally below the price a full open-market sale might achieve, and any offer, timescale and date of entry is a matter between you and that buyer. Take independent legal advice before accepting.

Lothian Property may receive a fee from an estate agent, property professional or property buyer we introduce you to. That fee is paid by them, never by you, and it does not change the price you are offered or the service you receive. We will tell you who we propose to introduce you to before we do it. How we work.

What a faster sale actually means in East Lothian

North Berwick, Gullane, Aberlady and Dirleton sell to a determined, often cash-funded buyer pool, and even in a quiet period a good coastal property finds a purchaser. Accepting a discounted offer in those towns rarely makes financial sense unless there is a genuine deadline behind it.

Inland and in the former mining communities — Tranent, Prestonpans, Ormiston, Macmerry — the picture is different. Values are lower, the buyer pool is more mortgage-dependent, and properties in poor condition can be slow. That is where the introduction to a cash buyer does real work.

Second homes and holiday lets along the coast form their own small market. Owners exiting for tax or regulatory reasons often want a clean, dated exit rather than a marketing campaign, and an investor buyer already active in the area can provide that.

The two routes, side by side

Coastal East Lothian regularly attracts competitive bidding and a marketed sale is normally the stronger route. Inland stock in need of work is where speed can be worth paying for.

Maximum value
Quick sale
Likely price
The best the open market will pay, which in much of Edinburgh means above the Home Report figure.
Normally below what a full open-market sale might achieve. The exact figure depends on the property and the buyer.
Likely timescale
Preparation, marketing, viewings and a closing date, then missives. Commonly a few months end to end.
Faster, because there is no marketing period and usually no mortgage condition. Your solicitor still sets the pace of the legal work.
Certainty
An accepted offer can still fall through on survey, mortgage or a broken chain.
Fewer things to fail, though nothing is certain until missives are concluded.
Costs
Estate agency fees, Home Report, marketing and legal fees.
No marketing spend or agency fee, but the discount to the offer is the real cost. Legal fees still apply.
Who you deal with
An independent estate agent or solicitor estate agent instructed by you.
An independent property buyer. Lothian Property makes the introduction and never buys the property itself.
Preparation needed
Home Report, repairs, decluttering, photography and viewings.
Little presentation work; condition is priced in rather than fixed.

Property that sells quickly in East Lothian

Inland former mining stock
Lower values, mortgage-dependent buyers, condition-sensitive timescales.
Holiday lets and second homes
Owners exiting on a fixed timetable, often selling with furnishings.
Coastal property in poor repair
Exposed, weather-worn stock where survey findings deter mortgaged buyers.

Before you accept any quick-sale offer

  1. 1.Get the open-market position first. You cannot judge a quick-sale offer without knowing what a normal sale would realistically achieve and how long it would take.
  2. 2.Use your own Scottish solicitor, not one chosen by the buyer. In Scotland you are not committed until missives are concluded, and your solicitor's job is to protect that position.
  3. 3.Treat any figure given before a viewing as an opening position. Offers that drop late in the process are the single most common complaint about this part of the market.
  4. 4.Ask what happens if the buyer withdraws, and whether any fee, lock-out agreement or option is involved. Never sign an exclusivity agreement without advice.
  5. 5.Be wary of pressure. A deadline that exists only because someone told you it does is a sales tactic, not a market condition.

Common questions

Can I sell a holiday let with a booking calendar in place?

Usually yes, and an investor buyer may see forward bookings as an advantage. Existing guest bookings are a contractual matter for you and your solicitor to resolve.

Who are the cash buyers active in East Lothian?

Independent buyers: portfolio landlords, refurbishment buyers and investment companies with their own funds. Lothian Property never buys property and never makes an offer — with your permission we pass your details to buyers we have checked, and any offer comes from them.
