Before you sell: deciding, timing and what it costs

Before marketing a property in Scotland you need a Home Report, a solicitor instructed, and a realistic view of costs — typically the Home Report, legal fees, agent or listing fees, and any pre-sale repairs. Most sellers should allow three to six months from decision to entry date.

Selling is a chain decision, not a market-timing decision — what you buy next matters more than shaving a month off the listing date.

Sellers regularly try to time the Edinburgh and West Lothian markets to the week. In practice the difference between a good and a poor sale is far more often preparation, the Home Report figure and the pricing strategy than the month of the year.

The one timing factor worth taking seriously is your onward move. If you are buying in the same market, a rise helps your sale and hurts your purchase in roughly equal measure. If you are leaving the market entirely — downsizing outright, moving abroad, settling an estate — then timing has a real financial effect.

The realistic timeline

Allow two to four weeks to prepare, a marketing period measured in weeks, then six to twelve weeks from concluded missives to entry.

Preparation covers the Home Report survey visit, photography, and any repairs you choose to do first. It is the part sellers most often compress and most often regret compressing.

After an offer is accepted, missives are negotiated between solicitors. The date of entry is agreed rather than fixed by law, so a seller with flexibility on entry is genuinely more attractive to a buyer who needs a specific date.

What selling actually costs

Budget for the Home Report, conveyancing, marketing or agency fees, and any discharge fee on your mortgage — then add a contingency for repairs the survey uncovers.

The Home Report is paid by the seller and instructed before marketing. Conveyancing is charged either as a fixed fee or a percentage, and the quotes vary more than most sellers expect, so it is worth asking two or three firms.

Agency and marketing costs differ sharply between solicitor estate agents, traditional agents and online-only listings. Compare on what is included — photography, floor plans, portal listings, viewings — rather than headline percentage.

Work worth doing before the surveyor visits

Repairs fixed before the survey do not appear in the Home Report; repairs fixed afterwards stay on the record for the whole marketing period.

Visible damp, missing roof slates, defective windows, failed pointing and dangerous electrics are the recurring items that push a repair category up in the single survey. Once recorded, buyers use them in negotiation whether or not you fix them later.

Cosmetic work has a much weaker return than sellers hope. Clean, decluttered and well-lit beats freshly redecorated in almost every case, because photography is what wins the viewing.

  • Get quotes from at least two solicitors and two surveyors
  • List every visible defect and decide what to fix before the survey
  • Confirm your mortgage redemption figure and any early repayment charge
  • Agree with everyone on the title what the minimum acceptable outcome is
